Answers to the Questions
Sacramento Buyers Ask Most
Buying, selling, or owning a home in Sacramento comes with plenty of questions about the inspection process. Below are the questions we hear most often from buyers, sellers, real estate agents, and investors before they book with Odyssey Home Inspection. If you do not see your question here, call us at 916-906-3770 or email tyler@odysseyhomeinspection.com and we will get you a clear answer the same day.
Every general home inspection covers the roof, exterior, foundation, electrical, plumbing, HVAC, doors, windows, slabs, structural framing, and the full interior, plus accessible attics and crawl spaces. Each finding is photographed, described, and severity-rated.
How Long Does the Inspection Take?
Most inspections take two to four hours, depending on property size, age, and scope. Multi-family properties and commercial buildings take longer. You receive the full electronic report the same day, on-site, before we leave the property.
Do You Actually Walk the Roof?
Yes. We physically walk and access every roof when it is safe to do so. Ground-level checks with binoculars miss damaged flashing, soft spots, and shingle wear that close inspection catches.
Are You Licensed and Insured?
California does not license home inspectors at the state level, so the meaningful credential is third-party certification. Every inspector on our team is InterNACHI-certified, and our company carries full business licensing and $2M liability insurance.
How Much Does an Inspection Cost?
Odyssey uses flat-rate pricing on every job, with cost based on property size, age, and scope. There are no hourly charges and no surprise fees added later. Request a direct quote for your property by phone, email, or our online form.
Can Odyssey Provide a Termite (WDO) Inspection Report?
Yes. We coordinate termite inspections through a qualified, licensed pest control specialist that does not perform general inspections, so the WDO report you receive is free of conflict of interest. One call to Odyssey handles both your general inspection and termite inspection on the same day, with reports delivered together for your real estate transaction.
What About Sewer, Septic, or Well Inspections?
Yes. Sewer lateral scopes, septic inspections, and well inspections are subcontracted to licensed specialists we vet and work with at volume. We coordinate the scheduling, manage the vendor relationship, and deliver the reports alongside your general inspection so you do not need to source separate vendors during a tight escrow timeline.
