El Dorado County runs from the suburban edge of the Sacramento region deep into the Sierra foothills and beyond. Communities like El Dorado Hills and Cameron Park sit alongside older foothill towns and rural properties, giving the county one of the widest ranges of housing and terrain in the region.
Odyssey Home Inspection walks each El Dorado County property in person, documenting every finding with photos and severity ratings. Buyers, sellers, and real estate professionals rely on our reporting to understand a home’s true condition before they commit.
El Dorado County housing spans newer master-planned communities, custom foothill homes, and older properties in established towns like Placerville. Steeper lots, well and septic systems, and varied construction ages all shape how each home is inspected.
Our inspectors serve homes throughout El Dorado County, including these cities and communities
Whether you’re buying a downtown condo, selling a suburban family home, investing in rental property, or building new construction, Odyssey Home Inspection serves clients throughout Sacramento County with detailed inspections and same-day digital reports.
El Dorado County’s foothill communities include suburban neighborhoods, custom homes, and rural properties with unique inspection needs. Our inspections focus on the conditions we encounter most often, helping buyers and homeowners understand how terrain, weather, and property features can affect long-term performance.

Many homes throughout El Dorado County are built on sloped terrain where grading, retaining walls, elevated foundations, and drainage systems require careful evaluation. We inspect these features for visible signs of movement and water-related concerns.

Rural properties often rely on private wells and septic systems instead of municipal utilities. We inspect visible components and recommend additional specialized evaluations when appropriate.

Seasonal weather, higher elevations, and increased sun exposure can affect roofing, decks, siding, and exterior finishes over time. We inspect these components for visible wear, moisture intrusion, and deferred maintenance.
Whether you’re buying a home in El Dorado Hills, Cameron Park, Placerville, or one of the county’s rural communities, Odyssey Home Inspection provides comprehensive inspection services designed for the varied terrain, construction styles, and property types found throughout El Dorado County.

Rob was great! Same day service. Really thorough and even gave some maintenance recommendations.Posted on Google Rex CherryTrustindex verifies that the original source of the review is Google. I cant recommend this company enough. Tyler came out for the inspection and found many things missed from other numerous inspection companies. This included poor stucco work, water heater information, moisture control issues, plumbing, roof issues, and the list goes on. He was extremely patient, answered all my questions, and even showed me diagrams for things I didn’t understand. He stayed over an hour passed his projected time for the inspection (likely because I had so many follow up questions with his recommendations). He also saved me thousands in costs I thought I would incur from misinformation other companies were providing in quotes trying to make a quick buck. It’s clear Odyssey truly cares about providing customers the knowledge to make future informed decisions for their home! Definitely recommend for anyone looking to get a thorough inspection completed!Posted on Google Chance MckibbenTrustindex verifies that the original source of the review is Google. Tyler at Odyssey Home Inspection Inc. is excellent. I hired Odyssey to inspect a mobile home while I was under contract, he coordinated the home inspection and the pest inspection to take place within just a few days because I was in a 10 day escrow period. So many findings were uncovered in the inspection from plumbing issues to active leaks to termites and dry rot. He gave me the information I needed to make an informed decision about proceeding. Would absolutely hire again.Posted on Google Jennifer ChawlaTrustindex verifies that the original source of the review is Google. Excellent and prompt service; specialized in new construction, very thorough and helpful. Would definitely refer to others and hire again when neededPosted on Google Paul ArabadzhiTrustindex verifies that the original source of the review is Google. I had a great experience with my home inspector. He arrived right on time at 8:00 AM and completed a very thorough inspection by 11:15 AM. He was extremely knowledgeable, took the time to explain everything he found, and answered all of my questions. Even after living in the house for a year, he found several cosmetic issues that I had completely overlooked, along with a problem with my garage door that I wasn't aware of. His attention to detail and willingness to explain the findings gave me a lot of confidence. I highly recommend him to anyone looking for a thorough, professional, and knowledgeable home inspector.Posted on Google Cristhian RodriguezTrustindex verifies that the original source of the review is Google. Tyler was quick to inspect the home and provide the inspection report. He was very detailed and made the report very easy to understand! I'm grateful for the service he provided. Thank you!Posted on Google JP GloriaTrustindex verifies that the original source of the review is Google. People buy new homes because they think there should be no problems....That is WRONG. They build these houses so quickly nowadays and it is not a surprise they end up cutting corners. My wife and I bought a new home almost 1 year ago. They supposedly had there own inspector already come through and cleared it; however, we immediately noticed some problems. The heating unit was not properly attached, there was missing parts of the door where it did not seal properly, and there was a already a faulty/leaky toilet. Now, moving toward the end of the 12 month warranty of our first home, we wanted to make sure our home was inspected thoroughly. We did not want to miss anything. This is where Odyssey Home Inspection came in. Al did a thorough job of inspecting the exterior, and interior of the house. Al took pictures and gave explanations, which was all organized into a pdf that can be printed/downloaded. This was all very helpful as now we understand our house more, we have proper documentation of things that are wrong about the house, and we have peace of mind that no stone was left unturned. The services were completely worth it. We highly recommend them if you are looking for a thorough home inspection with people that actually care about you.Posted on Google Lien truongTrustindex verifies that the original source of the review is Google. Steeper foothill lots make drainage and grading a bigger factor. When water is directed toward the foundation, it can cause moisture intrusion, so we check site drainage, grading, and the crawl space carefully for any signs of water.
Yes. Established foothill and rural homes often run older electrical, plumbing, and HVAC equipment. We inspect the panel, supply lines, and heating and cooling systems for age-related wear and safety concerns, then walk you through what we find.
We do. Foothill homes often feature large decks and extensive exteriors exposed to sun and weather. We examine decks, railings, siding, and roof condition for wear and structural concerns as part of the inspection.
We inspect the visible components associated with private well and septic systems when applicable. Specialized testing can also be recommended if needed.
Most inspection reports are delivered electronically the same day, complete with photographs and clear explanations of our findings.
